Beach House Insurance in NJ: What Seasonal and Year-Round Owners Need

Most shore homes in NJ face the same fundamental insurance challenge: the properties are valuable, the coastal risks are real, and many standard carriers will not write them.

Muller Insurance has been insuring shore properties throughout the NJ shore for decades. We have access to specialty carriers, particularly Narragansett Bay and Foremost, that write shore properties.

Seasonal Homes vs. Year-Round Beach Houses: Coverage Differences

Seasonal Beach House Coverage

If you use your shore property as a summer home and it is unoccupied for extended periods, your standard homeowners policy may not respond to claims during the vacancy period. Most policies limit coverage for vacant properties. A seasonal home policy or a vacancy endorsement addresses this gap, maintaining full protection even when you are not there.

Year-Round Shore Home Coverage

Year-round residents of shore homes need comprehensive homeowners coverage that accounts for the coastal exposure, including wind, storm, and flood risk, that comes with living at the shore full-time. The key is making sure your policy limits accurately reflect the cost to rebuild a shore home, which is often significantly higher than inland construction costs due to flood-elevation requirements, coastal-grade building materials, and local labor premiums.

Short-Term Rental Coverage for Shore Homes

Many homeowners rent their properties during the summer season, whether through Airbnb, VRBO, or direct rental arrangements. Standard homeowners policies generally do not cover short-term rental activity. If you rent your shore home even for just a few weekends a year, you need either a landlord policy endorsement or a specialty vacation rental policy to maintain proper coverage during rental periods.

Flood Insurance Is Non-Negotiable for NJ Shore Homes

Many shore communities sit at very low elevation along the Atlantic Ocean and rivers such as Shark River. Many also have significant flood exposure. Standard homeowners insurance does not cover flood damage. We strongly recommend separate flood coverage for every NJ shore property through Neptune Flood, Selective Flood, or Wright Flood. These private market options may offer higher coverage limits than the National Flood Insurance Program (NFIP).
